Building Survey Report

The full building survey is a comprehensive inspection of the property where the surveyor inspects the building and the report is prepared to suit the specific needs of the purchaser or future user. With a detailed brief, the surveyors can prepare a report tailored to cover the specific points required for the future needs of the building and building user, as well as commenting in the condition.

A building survey is a detailed survey report which is suitable for residential, commercial and industrial buildings and all our building surveys are undertaken by Chartered Building Surveyors.

It is important to fully understand your property and for maximum confidence, we would recommend a building survey.

A building survey does not include a valuation, however Croft Surveyors can provide this separately if required.

Homebuyers Report

A Homebuyers Survey and Valuation (HSV) is a survey completed to a standard format set out by the RICS. The HSV only focuses on more urgent matters associated with the building and is therefore a more concise report than the building survey.

It is however a cost effective method of gaining an understanding of any major defects associated with the property. The HSV is however only suitable for residential properties less than 100 years old that have not been adapted and have been adequately maintained. Should you have any particular concerns regarding the building, we would recommend the building survey.

Schedules of Condition

A Schedule of Condition can be prepared for a variety of reasons. The most common are to record the condition of the building prior to a lease commencement, or to record the condition of a property prior to construction works commencing on it, or nearby. For example in relation to the Party Wall Act.

The schedule is commonly prepared with text and numerous photographs to provide an accurate record of the building at the date of inspection.

Snagging Inspection

When buying a new building, residential or commercial, you may think it reasonable to assume that there will be no major defects and not have the building surveyed. As a lay person however you may not be sure what you can expect with regard to the standard of finish and feel you need some guidance. Or it may be that you simply do not have the time to carry out the detailed inspection that is necessary, and then to re-inspect when the builder tells you the remedial works are complete. Then there is the process of listening to the builders reasons as to why the snag you have identified is; a) not his fault, b) the clients fault, or c) normal and unavoidable, and having the knowledge to dismiss these excuses.

Buying a new building is stressful enough, so why take on this role when you can instruct a Chartered Building Surveyor to do it for you.

After taking instructions from you on what you are expecting, the surveyor will make a careful inspection of the building and prepare a snagging schedule listing the minor defects, incomplete works and cosmetic problems for the builder to put right. If you wish the surveyor will then monitor the builders progress in remedying the snags or leave this to you with the list in your hand.
