Croft Surveyors provide the experience, local knowledge and expertise to undertake professional valuation work across the South West region. Good valuation advice is critical in enabling you and your professional advisors to reach considered decisions in your property dealings.

Advice may be needed for a wide range of purposes and property types. In addition to the most common requirements in acquisition and disposal, we can help you in many other areas including Secured Lending, Development Appraisal, Taxation, Accounts preparation, Dispute Resolution and Portfolio Analysis. We ensure all our reports comply with the Royal Institution of Chartered Surveyors Valuation Standards (6th Edition), meaning they are acceptable to all Professional and Financial Institutions.

Where valuations disputes persist we can provide fully CPR compliant Expert Witness reports for submission in Third Party or Court Proceedings. Four of our Chartered Surveyors are included within the Law Society Register of Checked Experts.

Insurance Valuations

If you are lucky your residential buildings insurance company will automatically cover your property for more than the re-build cost without increasing your premium. If you are a commercial property owner this is much less likely.

We estimate that for around 30% of property owners, the standard figure assumed by you or your insurance company, may be too low (leaving you with insufficient cover if damage is caused to your property) or too high (so you pay too high a premium and potentially leaving you open to allegations of fraud if you do make a claim).

Remember that the re-build cost the insurance company needs often bears no resemblance to the value of your property and over the past few years we have seen general inflation at around 3% per year with building cost inflation at 10% so even properly calculated re-build costs can now be out of date. It can pay to have the re-build value professionally assessed by one of our chartered surveyors.

We can allow for specialist features, listed buildings and unusual sites beyond the scope of standard assumptions to ensure you can ask your insurance company for the right level of cover for your building.
